 Each strata is unique and will have different requirements.   


We offer bookkeeping only services - perfect for the self managed strata who may not require full management.  This is especially beneficial for smaller properties whose costs are shared by fewer owners.  Some strata corporations simply don't have a volunteer willing to take on the Treasurer's position.  


 Accrual accounting and monthly forecasting combined with open communication ensures your treasurer can report to council with confidence.

bookkeeping services

  • maintain the operating trust account in the name of the strata
  • collect strata assessments and all other revenues utilizing pre-authorized debit system
  • hold and deposit post-dated cheques as required
  • record all revenue by category (assessment fee, rental parking, storage fees etc.)
  • charge bylaw fines and interest as instructed by Council
  • follow up on owners in arrears and attempt to collect all delinquent accounts (protocols in place for future legal action if necessary)
  • arrange for the filing of liens and court ordered sales as required
  • receive supplier invoices and record by category as per the approved budget
  • produce and sign inhouse cheques within the approval procedure set out by Council
  • maintain interest earning contingency reserve account (and special levy account if needed) in the name of the strata and provide detailed monthly reports
  • track and report special projects and contingency fund expenditures
  • assist with insurance renewals, appraisals and depreciation reports
  • produce simplified year-end financial statements for the AGM package
  • assist with the preparation of the proposed budget, new assessment, special levy and insurance schedules for the AGM package
  • provide AGM follow up notices to owners as per the Strata Property Act
  • provide all documentation required for Form F and Form B through our online service
  • provide signed Form F and Form B to requestor
  • prepare and file GST and WorkSafeBC reports as required
  • collect T5's and provide year-end documents to accountant for tax preparation


Financial Reporting

 We strongly believe that financial reporting is of utmost importance and pride ourselves on having one of the most comprehensive accounting packages in the field.  Our extensive experience in this area ensures complete, accurate and consistent reporting.   


The monthly financial statement consists of several reports, including:

  • balance sheet
  • month to date and year to date budget comparison
  • accounts receivable
  • accruals and accounts payable listing
  • contingency reserve detail report
  • repair & maintenance detail report
  • special project reporting as needed
  • cheque register and copies of paid invoices
  • bank statements, reconciliations and cancelled cheques
  • other supporting schedules as required.  Our financial statements are as unique as each strata - schedules are tailored to the requirements of Council
