The Strata Management team performs a wide array of services, including:


Strata Manager

  • attend meetings and have open communication with council members
  • report to council in a timely manner so they can make informed decisions
  • perform duties to assist council with the day to day operations of the strata
  • ensure council is working within the legal boundaries of the Strata Property Act
  • enforce bylaws as instructed by council
  • review strata bylaws and make recommendations as needed
  • review the depreciation report recommendations and assist implementation
  • provide 24 hour emergency service, seven days a week
  • attend emergency situations and assist with insurance claims
  • arrange and direct repairs and maintenance to the building
  • prepare scope of work and schedule annual maintenance items
  • provide regular onsite inspections
  • negotiate contracts including appropriate insurance coverage
  • assist in the preparation of the annual budget
  • provide guidance with special projects and significant capital expenditures
  • work closely with council in servicing and enhancing the owners investment
  • maintain strata corporation records in accordance with the Strata Property Act
  • provide signed Form B and Form F together with all required documents through our online service


Bookkeeping and Financial Management

  • accurate financial reporting - accrual accounting combined with monthly forecasting
  • maintain operating and contingency trust accounts in the name of the strata
  • collect strata assessments and all other revenues utilizing pre-authorized debit system
  • hold and deposit post-dated cheques as required
  • record all revenue by category (assessment fee, rental parking, storage fees etc.)
  • charge bylaw fines and interest as instructed by council
  • follow up on owners in arrears and attempt to collect all delinquent accounts
  • arrange for the filing of liens and court ordered sales if necessary
  • receive supplier invoices and record by category as per the approved budget
  • produce and sign cheques within the approval procedure set out by council
  • maintain interest earning contingency reserve and special levy accounts (if needed) and provide detailed monthly reports
  • track and report special projects and approved CRF expenditures
  • prepare and file GST, WCB and other reports as required


Other administrative services: 

  • records management as required under the Strata Property Act (such as Form K, minutes, insurance documents, contractor information etc.)
  • maintain list of council members, owners and tenants
  • collect T5's and provide year end documents to accountant for tax preparation
  • prepare schedules for AGM including new assessments, special levy, proposed budget, simplified year end financial statements etc.
  • distribute notices and minutes of meetings 

 Each strata is unique and will have different requirements.   


We offer bookkeeping only services - perfect for the self managed strata who may not require full management.  This is especially beneficial for smaller properties whose costs are shared by fewer owners.  Some strata corporations simply don't have a volunteer willing to take on the Treasurer's position.
