The Strata Management team performs a wide array of services, including:
Strata Manager
- attend meetings and have open communication with council members
- report to council in a timely manner so they can make informed decisions
- perform duties to assist council with the day to day operations of the strata
- ensure council is working within the legal boundaries of the Strata Property Act
- enforce bylaws as instructed by council
- review strata bylaws and make recommendations as needed
- review the depreciation report recommendations and assist implementation
- provide 24 hour emergency service, seven days a week
- attend emergency situations and assist with insurance claims
- arrange and direct repairs and maintenance to the building
- prepare scope of work and schedule annual maintenance items
- provide regular onsite inspections
- negotiate contracts including appropriate insurance coverage
- assist in the preparation of the annual budget
- provide guidance with special projects and significant capital expenditures
- work closely with council in servicing and enhancing the owners investment
- maintain strata corporation records in accordance with the Strata Property Act
- provide signed Form B and Form F together with all required documents through our online service
Administrative Services
- records management as required under the Strata Property Act (such as Form K, minutes, insurance documents, contractor information etc.)
- maintain list of council members, owners and tenants
- collect T5's and provide year end documents to accountant for tax preparation
- prepare schedules for AGM including new assessments, special levy, proposed budget, simplified year end financial statements etc.
- distribute notices and minutes of meetings
